80 Unit Condominium Complex

The Hellwig Team was hired by Antero Homes as they built out the final four phases of The Fairview Condominiums in Longmont. Spencer Hellwig was team leader on this project consulting with the builder regarding best standard features and options, marketing each building during construction, coordinating with the HOA as each phase was completed, staging the model units and coordinating all 80 closings through the title company.

Seven of the eleven buildings at Fairview Condominiums were completed prior to 2008. The final four buildings (20 units each) were completed from 2016-2020. Antero Homes not only expanded the previous floor plans but also updated previous finishes utilizing granite, solid maple cabinets, vinyl plank flooring, stainless steel cabinets, interior fire protection systems, high-efficiency heating/cooling systems, etc….all while keeping the exteriors of the new buildings in harmony with the previously built phases, allowing for a seamless visual as you drive through the complex.

The Hellwig Team was helping newly married first-time home buyers in the Longmont area when this property came across their search. This gorgeous home in a great neighborhood had been sitting on the market for a month and a half and once we looked at the comps, it was clear why…it was overpriced.

The Hellwig Team opened conversation with the seller’s agent to get a sense of why the price seemed to be high. After a few days of verbal negotiations, our buyers submitted a fair market offer, which was $55,000 less than asking price. A few more days of negotiations and deliberations, the sellers accepted our buyer’s offer! It was with polite inquiry and careful negotiation that The Hellwig Team was able to give these buyers the best shot at having their offer accepted.

This beautiful Saddleback home in Louisville was a hot property that our buyers knew would have a lot of competition…and it did!

Our buyers were searching for a larger home in Louisville for their growing family and it was proving tough with so few homes active at the time. Then they found THE ONE.

Anticipating multiple offers (of which there turned out to be 7) The Hellwig Team guided our buyers on how to “turn up the heat” on their offer to give them the best chance at having their offer selected, while still protecting them. This produced a very strong offer that we were confident would win the day. The Hellwig Team was able to continue negotiations with the seller’s agent and, after a few days of deliberating, the sellers chose our buyer’s offer!

It was a great to see our buyers so happy to have found their dream home in such a competitive market!

This was the 7th transaction in 12 years for The Hellwig Team with these longtime clients. The Seller is an experienced building contractor and always tastefully remodeled the homes he and his wife purchased. This house was no exception.

Backing to Ute Creek golf course in Longmont, they started with a very functional floor plan with great views. They updated the kitchen, all baths, lighting, flooring, etc.  We hit the market during Covid so we concentrated our Hellwig Team Ultimate Exposure marketing system to make sure we quickly covered literally hundreds of internet real estate websites, including the top 25. Utilizing state-of-the-art 3-D floor plan walk-thru technology, beautiful professional photography,  and a stunning  virtual tour, we reached a large buying audience both locally and nationally. The winning offer (3 offers were received) came from a gentleman in Florida who, desiring to leave a big city, was actually comfortable purchasing the home sight unseen by viewing The Hellwig Team’s exclusive marketing plus additional data provided by his experienced and trusted buyer’s agent.

Due to a new job opportunity, our Sellers moved to the east coast, where they purchased a lovely new home through an experienced Realtor in Virginia that we referred them.

This nicely updated Twin Lakes area home (with a pool!) had just come back on the market, as the original buyers were not able to qualify for their loan. Our Buyers, moving here from a rental house (with a pool) in California, made a clean, full price offer on the first day the house came back on the market and their offer was accepted . Although unusual to have a pool in this price range, it met our client’s wish list, along with backing to a park. The inspection showed minor, manageable items and the Seller took care of most of those.

Our Buyer’s knew the Seller had a back-up offer in hand and fortunately we didn’t hit any big speed bumps as we headed toward closing. After our successful closing, we found out the back-up offer was actually $15K higher than our Buyer’s purchase price. It’s always a nice feeling for a buyer to move into a new home and have some instant equity.
